Peaks Village
Architectural Requirements
The architectural theme for The Peaks Village is mountain village in ski country, emphasizing compatibility between the homes and the natural surroundings. The focus is on preserving as much of the landscape as possible, maintaining trees and vegetation through construction and home modifications. In accordance with The Peaks Village Covenants, any lot owner beginning new construction on an undeveloped lot or a homeowner planning alterations to the exterior of a home or lot must complete the request form below and email it to PeaksVillageMtWill@gmail.com for evaluation. Note that specific state and local ordinances also govern certain restrictions regarding clearing, cutting, or removing vegetation. Peaks Village documentation, as well as the Town of Newry ordinances are listed below for easy access. In addition there may be State level environmental or regulatory rules that are applicable to your project and you are encouraged to make sure you have researched those and understand any impacts.
All Requests requiring HOA Approval must be completed on the appropriate form, as listed below, and submitted to PeaksVillageMt.Will@gmail.com. A list of submitted requests and HOA disposition is maintained for all HOA Homeowner visibility.
Vegetation, Tree Clearing Pruning and Cutting Requirements
Covenant 23 (Approved by Motion 016) contains information regarding Peaks Village Vegetation and Tree clearing, cutting and removal.
Exhibit C, to Peaks Village Covenants (added by Motion 01), includes Table C-1 which identifies the individual requirements, the source from which they were derived, and any required approvals.
Individual Lot Plots depict the designated Land Zones on each lot. Specific requirements and approvals are dependent on which Land Zones are being impacted and are identified in Table C-1 of Exhibit C. To assist easy access for Homeowners, plots for each lot have been captured and made available to download.
Requests requiring HOA approval, in accordance with the requirements in Table C-1, require completion of the Peaks Village Request Vegetation and Tree Clearing, Cutting and Removal Authorization Request Form. New Home Construction Application
The Peaks Village Homeowners Restricted Covenants contain many requirements related to Home Construction. Please provide your builder with the latest copy of the covenants and all appropriate approved motions during your planning phase. New home constructions, must be submitted and approved by the HOA. Please download the New Home Construction permit, and submit the completed form with all requested information to PeaksVillageMtWill@gmail.com. Town of Newry building code approvals are required separately.
Home Modification or Alteration Application
Modifications and Alterations to your home must be inline with the Peaks Village Homeowners Restricted Covenants as well as any Town of Newry Codes and Ordinances. For any modifications or alterations to the exterior of your home, an application form must be completed and submitted to PeaksVillageMtWill@gmail.com.
In addition to structural modifications or changes to your main home building, this process applies to deck additions or major changes, paint color changes or addition of sheds or exterior bldgs. Refer to covenants for applicable requirements. Town of Newry approvals may also be required.
Town of Newry Ordinances
In addition to the Peaks Village Covenant requirements, you are generally required to obtain a Building permit from the Town of Newry. Please refer to the appropriate Town of Newry Ordinances fir your project. If you need additional assistance regarding Town ordinancees, please contact the Town of Newry Code Enforcement Officer.
